Flood Cleanup Services

Flood Cleanup in Toronto & the GTA

CPR24 Restoration provides flood cleanup for homes, condos and commercial properties across Toronto and the Greater Toronto Area. Based in North York, our team offers 24/7 emergency assistance with water extraction, affected-material removal, cleaning and structural drying.

Whether water has entered your basement during heavy rain or spread through your property after a plumbing failure, we assess the affected areas and explain the recommended work. Your written scope identifies the cleanup requirements, drying equipment and any repairs quoted separately.

What to Do When Your Property Floods

Keep people and pets away from the affected area. Floodwater may contain contaminants, and standing water can create electrical hazards.

  • Do not enter water that may be in contact with outlets, appliances or electrical wiring.

  • Do not approach a breaker panel through standing water. Contact your electrical utility or a qualified electrician when electrical safety is uncertain.

  • Stop an active plumbing leak only if you can reach the shutoff safely.

  • Take photographs from a safe location and contact your insurer.

  • For condo or commercial properties, notify building management.

Tell our team whether water is still entering, which rooms are affected and whether sewage may be involved. This information helps us prepare for the visit.

Flood Cleanup for Toronto Homes and Businesses

Flooding can affect far more than the visible floor surface. Water may travel beneath flooring, into wall cavities and through adjoining rooms.

CPR24 Restoration assists with:

  • Basement flooding after heavy rain or drainage problems.

  • Sewer backups and contaminated-water incidents.

  • Sump pump failures and foundation water intrusion.

  • Burst pipes, appliance leaks and overflowing fixtures.

  • Condo leaks affecting units and shared spaces.

  • Flooding in offices, retail premises and other commercial properties.

The source and condition of the water influence the cleanup approach. A supply-line leak and a sewage backup may require different material-removal, cleaning and drying decisions.

Our Flood Cleanup Process

Assessment and Moisture Mapping

We assess accessible affected areas, discuss the water source and identify materials that may require cleaning, drying or removal.

Moisture meters help check material moisture. Thermal imaging can identify temperature patterns that warrant further investigation; it does not see through walls or directly detect mold.

We document assessed conditions with photographs and moisture readings, as applicable, and explain the proposed scope before work begins.

Standing Water Removal

We use extraction equipment suited to the water volume, access and affected surfaces. Removing standing water is an important first step, but it does not establish that the building materials are dry.

Further assessment helps determine whether moisture remains beneath flooring or within accessible wall and ceiling assemblies.

Affected Area Removal and Work Protection

Some materials can be cleaned and dried. Others may require removal because of contamination, deterioration or limited drying access.

Depending on the findings, work may include removing affected carpet, underpad, flooring, drywall, insulation or trim. We explain these decisions in the estimate.

Containment and air filtration are used where appropriate to help limit the spread of dust and particles during removal. Concealed damage discovered after opening materials may require a revised scope.

Cleaning and Treatment

We clean retained surfaces using methods appropriate to the materials and contamination involved. Disinfection or antimicrobial treatment may be included where required.

CPR24 Restoration uses Benefect products where suitable for the work. Treatment supports the cleanup process; it does not replace physical cleaning, removal of unsalvageable materials or moisture control.

Structural Drying and Monitoring

We position commercial dehumidifiers and, where appropriate, air movers to support drying of retained materials.

Equipment requirements depend on the affected area, materials, moisture conditions and access. We monitor drying progress and adjust the setup as needed.

A surface that feels dry may still contain moisture. Equipment removal is based on assessed drying progress rather than a fixed number of days.

Repairs and Reconstruction

Once cleanup is complete and retained materials have reached the agreed drying goals, repairs can be planned.

Replacement drywall, insulation, trim, flooring and painting are included only where specified in the repair estimate. We also identify whether moisture-source repairs require a separate scope.

Learn about our reconstruction services.

Safety and Initial Response

When a flood happens, start by turning off all utilities. This is especially important for electricity. Doing this keeps everyone safe during the water damage cleanup.

Water Extraction

One of our experts will come to your home or business and perform a thorough inspection. We will be ready to provide you with professional advice and a quote right away!

Protection

Workers carefully take out damaged furniture, carpeting, drywall, and personal items. This helps prevent contamination and mold growth.

Thorough Cleaning and Drying

Professionals clean and dry the affected area using state-of-the-art equipment. This step is critical to prevent the growth of mold and mildew, which can exacerbate the damage.

Restoration Near Me and Repairs

After the property is completely dry, we check for any structural damage. Then, we start the restoration process. This may involve rebuilding walls, fixing floors, and repairing & restoring the foundation. Our goal is to return your property to its condition before the flood.
Air movers and dehumidifiers.

What Affects Flood Cleanup Costs?

Flood cleanup pricing depends on the work required, including:

  • The size and number of affected areas.

  • Water volume and contamination.

  • Flooring, walls, insulation and contents involved.

  • Access for extraction, removal and drying.

  • Equipment requirements and drying duration.

  • Disposal, cleaning and any separately approved repairs.

CPR24 provides an estimate based on assessed conditions.

Flood Cleanup Across Toronto and the GTA

Based in North York, CPR24 Restoration serves Toronto, including Downtown, Midtown, Etobicoke, Scarborough, York and East York.

We also serve surrounding communities such as Vaughan, Richmond Hill, Markham, Mississauga, Brampton, Oakville and Burlington. Call to confirm availability for your property.

CPR24 Restoration can provide estimates, photographs and restoration documentation to support your claim.

Emergency cleanup and reconstruction may have separate scopes and approval requirements. We explain the proposed work and charges so you can discuss them with your insurer.

Your insurer determines coverage and payment arrangements. A restoration estimate does not confirm that a loss is covered.

Flood Cleanup FAQs

How quickly can flood cleanup begin?

CPR24 offers 24/7 emergency assistance. Arrival time depends on your location, access, traffic and crew availability. We confirm the expected timing when you call.

How long does drying take after a flood?

Drying may take several days, depending on the affected materials, moisture levels and access. We monitor progress to determine whether further drying or investigation is required.

Does all wet drywall or flooring need to be removed?

Removal depends on contamination, material condition and whether effective cleaning and drying are possible. Your estimate explains the proposed removal and repair scope.

Can flood cleanup help prevent mold?

Prompt cleanup and drying help reduce conditions that support mold growth. Ongoing leaks and moisture problems must also be addressed. Existing mold may require a separate remediation scope.

Are repairs included in flood cleanup?

Only when specified in your estimate. Emergency extraction, cleaning and drying may be quoted separately from drywall replacement, painting, flooring and other reconstruction.

Can you estimate the cost from photographs?

Photos can help us discuss the likely work, but they cannot establish hidden moisture, contamination or the full extent of damage. An on-site assessment may be needed to prepare the scope.

What should I do immediately after water damage or flooding?

If your home experiences water damage or flooding, stop the water source if it is safe to do so and avoid areas with potential electrical hazards. Move valuable belongings away from the affected area when safe, take photographs for insurance purposes, and contact a professional water damage restoration company as soon as possible. Avoid entering sewage-contaminated water or using household vacuums to extract standing water. CPR24 Restoration provides 24/7 emergency water damage services, including water extraction, moisture assessments, structural drying, and cleanup.

How much does professional water damage restoration cost?

The cost of water damage restoration depends on the size of the affected area, water contamination category, severity of damage, and materials requiring drying or removal. Smaller, localized water losses generally cost less than extensive basement flooding, sewage backups, or multi-room water damage. Pricing may include emergency water extraction, air movers, commercial dehumidifiers, antimicrobial cleaning, equipment monitoring, and demolition. CPR24 Restoration prepares detailed estimates based on the property’s condition, with reconstruction and finishing work generally quoted separately.

How long does it take to dry out water damage?

Professional structural drying commonly takes approximately 3–5 days, although smaller losses may dry sooner and extensive damage can require additional time. Drying duration depends on the amount of water, affected materials, humidity, temperature, and how deeply moisture has penetrated walls and flooring. CPR24 Restoration uses commercial dehumidifiers, air movers, moisture meters, and drying equipment to support and monitor the process. Equipment remains in place as needed until the affected materials reach appropriate drying goals.

Does homeowners insurance cover water damage restoration?

Homeowners insurance often covers sudden and accidental water damage, such as certain burst pipes, plumbing failures, or appliance leaks, depending on the policy. Sewer backups and overland flooding may require additional coverage, while gradual leaks and maintenance-related damage are commonly excluded. CPR24 Restoration works with insurance companies and provides photographs, moisture readings, detailed restoration estimates, and supporting documentation to assist with the claims process. Coverage, deductibles, and payment approvals are determined by the insurance provider and the homeowner’s policy.

What is included in professional water damage restoration?

Professional water damage restoration typically includes an initial damage assessment, moisture detection, standing water extraction, removal of unsalvageable materials, structural drying, cleaning, and ongoing moisture monitoring. CPR24 Restoration follows IICRC S500 water damage restoration practices and uses commercial air movers, dehumidifiers, moisture meters, and thermal imaging equipment to assess and dry affected areas. HEPA air filtration and appropriate antimicrobial treatments may also be used when conditions require them. The restoration plan depends on the water source, contamination level, and affected building materials.

Can water damage cause mold, and how quickly can it grow?

Yes. Mold can begin developing within approximately 24–48 hours under favourable moisture conditions, especially when drywall, insulation, carpeting, or other porous materials remain damp. However, visible mold does not necessarily appear within that timeframe. Prompt water extraction, professional structural drying, and moisture monitoring help reduce the risk of mold growth after flooding or leaks. CPR24 Restoration uses moisture detection equipment, air movers, and commercial dehumidifiers to address excess moisture. Existing mold contamination may require separate professional remediation.

Can water-damaged drywall and flooring be saved, or do they need to be replaced?

Some water-damaged drywall and flooring can be dried and restored, depending on the water source, contamination level, exposure duration, and material condition. Clean-water damage may allow certain materials to be salvaged, while sewage-contaminated drywall, insulation, carpeting, and other porous materials often require removal. Hardwood, laminate, vinyl, and subflooring assemblies may also trap moisture beneath their surfaces. CPR24 Restoration evaluates moisture levels and material conditions to determine whether professional drying is appropriate or controlled removal and replacement are necessary.

How do I know if there is hidden water damage behind walls or under floors?

Signs of hidden water damage include musty odours, bubbling paint, discoloured drywall, warped flooring, swollen baseboards, and unexplained dampness. Water can travel behind walls, beneath flooring, and into insulation or structural cavities without leaving obvious surface damage. CPR24 Restoration uses moisture meters, thermal imaging, and visual inspections to identify suspicious moisture conditions and assess affected materials. Thermal imaging can indicate temperature differences associated with potential moisture but does not directly measure water content. Additional investigation may be required to confirm concealed damage.

Is it safe to stay in a house after flooding or sewage backup?

Whether a property is safe to occupy after flooding depends on the water source, contamination level, electrical hazards, and extent of damage. Clean-water incidents may allow occupants to remain in unaffected areas, while sewage backups, heavily contaminated floodwater, or extensive structural damage may require restricted access or temporary relocation. Sewage-contaminated water can contain harmful microorganisms and should not be handled without appropriate precautions. CPR24 Restoration provides professional sewage cleanup, contaminated-material removal, cleaning, and drying services based on the property’s conditions.

Does water damage restoration include drywall repairs, flooring, and reconstruction?

Water damage restoration generally begins with emergency mitigation, including water extraction, removal of damaged materials, cleaning, and structural drying. Once the affected areas have reached appropriate drying goals, reconstruction can begin. CPR24 Restoration also provides repair and reconstruction services, including drywall replacement, taping, sanding, painting, flooring installation, baseboards, and other necessary finishing work. Emergency water damage mitigation and reconstruction are typically estimated separately, allowing the final repair scope to reflect the damage identified during cleanup and drying.

We consider ourselves fortunate to have happened upon CPR24 Restoration via a Google search when we were in need of remediation work for a mold issue in our basement. The glowing reviews prompted us to call and we quickly became aware of why this company has met with so much success. As soon as Chris arrived we could see his mind turn to problem-solving mode. He assessed our situation, outlined the work that needed to be done and most importantly provided reassurances that his team could get right on it. It gave us peace of mind to know that CPR24 could not only deal with the mold issue but also put everything back together and refresh all the areas involved. Not having to go in search of renovation contractors was particularly important to us as we had time constraints to get the work done. We were impressed by the efficiency of the trades and the respect shown to us and our home by all the workers involved. And it was nice to see some of the same faces throughout the project which provided continuity for us. It was evident that these individuals took pride in their work and were committed to a job well done. We thank CPR24 for its professionalism and timely service and certainly recommend it for your restoration needs.
